Photo: ©︎ Nacása & Partners Inc. FUTA Moriishi I designed HAKADORU Shinjuku Sanchome, a new coworking typology introduced by Tohan. The project addresses the challenge of creating a workspace that supports a wide range of work modes within a dense urban context, from short, task-focused visits to extended periods of concentrated work. The spatial organization is structured around the functional categories of focus work, voice communication, collaboration and social interaction, allowing users to select environments that correspond directly to their intended activity. The primary individual work zone is defined by wide desks whose calibrated depth and partition geometry reduce visual interference and promote a stable concentration environment. Semi-enclosed booths employ controlled spatial enclosure and targeted acoustic treatment to enhance focus, while private rooms dedicated to phone and online meetings are detailed to minimize sound transmission and reverberation, ensuring acoustic privacy. A flexible meeting suite accommodates groups ranging from six to fourteen persons and can be reconfigured through movable partitions to support varying modes of collaboration. Event-capable areas and an integrated café function extend the program beyond task work, activating social exchange and broadening the operational capacity of the space. Through these layered strategies, the environment supports seamless transitions between different work modes and sustains both productivity and community formation. Among more than six hundred fifty locations within Nikkei’s OFFICE PASS network, the facility received the highest distinction, the Gold Award, recognizing its overall spatial quality and performance as a workplace environment.
